Responsible for assisting in the closing of HUD/FHA multifamily and healthcare loans and construction loan administration process. Assists staff and management with the decision making process in determining whether due diligence items satisfy the requirements of the lender and buyer of the loan or security backed by the loan prior to loan funding.
Interfaces with internal and external parties, including loan originator, underwriter, mortgage broker, borrower, attorney, title company, security broker dealer, government employees, servicing and asset management personnel to gather due diligence items for review.
Gathers invoices, receipts, and other documentation as appropriate from the borrower, title company, attorneys, and others as appropriate to assist in the preparation of a loan settlement statement and enters data in the closing model workbook.
Conducts preliminary review of documentation and due diligence items received and makes recommendations for such item meeting funding or securitization requirements based on HUD/GNMA
Guidelines and internal policies and procedures.
Prepares loan funding package for transmittal to Houston CAG and warehouse lender, subject to review by Senior Closing Analyst and transmission approval of Closing Vice President.
Keeps Closing Vice President and other parties informed of potential problems or delays and makes recommendations based on HUD/GNMA Guidelines and internal policies and procedures and presents possible solutions to Closing Vice President.
Prepares pool and loan delivery packages for transmission to investor; subject to review by Senior
Closing Analyst and transmission approval by Closing Vice President.
Prepares and transmits closed loan and pool information to servicing, asset management, accounting, and investor reporting departments; subject to review by Senior Closing Analyst or Closing Vice President.
Assists the Senior Closing Analyst and/or Closing Vice President in the review of construction loan borrower requests, including monthly requisitions for loan funds; advance of escrow funds; change orders; permissions to occupy; and other ad hoc requests and makes disposition recommendations based on HUD/GNMA guidelines and internal policies and procedures to Senior Closing Analyst and/or Closing Vice President.
Assists the Senior Closing Analyst and/or Closing Vice President in the construction to permanent loan status conversion of a closed construction loan, including review of cost certification, conducting escrow analysis, and reconciling final loan and equity proceeds.
Other duties as assigned.
No formal supervisory responsibilities in this position.
EDUCATION and EXPERIENCE
High School diploma or General Education Degree (GED) required with a minimum of 2 years related experience. Bachelor’s degree from a four-year college or university preferred. Previous related experience in loan underwriting, loan closing and/or asset management, preferably with a title company, bank or mortgage banker (either commercial or residential) preferred.
CERTIFICATES and/or LICENSES
Salesperson or real estate brokers license preferred, but not required.
Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor. Ability to effectively present information to an internal department and/or large groups of employees.
Requires basic knowledge of financial terms and principles. Ability to calculate simple figures such as percentages.
Ability to understand and carry out general instructions in standard situations. Ability to solve problems in standard situations. Requires basic analytical skills.
OTHER SKILLS and ABILITIES
Proficient in Microsoft applications including: Word, Excel, Access and Outlook; C&D, Multisuite and ALLregs. Must have the ability to work on computer databases. Basic understanding of the mortgage banking industry with an emphasis on the loan closing and funding areas. Ability to work in a deadline driven and ever changing priorities environment while simultaneously managing and effectively prioritizing the workload.
