Utilizesadvanced skills to perform complex preventive maintenance and correctiverepair of buildings, industrial systems, vehicles, equipment andgrounds. Working under limited supervision, monitors building systemoperations and performance. Utilizes several trade skills such as carpentry,plumbing, electrical, painting, roofing, heating and cooling.AS Scope: Typically supports properties of .5 million to 1.2 million sq. ft...ESSENTIAL DUTIES AND RESPONSIBILITIESComplies with all applicable codes, regulations, governmental agency andCompany directives related to building operations and work safety.Leads shift operations, assigns work orders, and/or provides technicaland procedural training of coworkers and subcontractors. Arranges forsubcontractors as needed.Reviews monthly tenant service request summaries to pinpoint and correctrecurrent operational problems.Oversees and inspects the work performed by engineering staff. Determines thatwork is complete, equipment is fully functional and client space is in primeworking condition.Formulates and implements a preventive maintenance program to ensure thatbuilding machinery and systems meet or exceed their rated life.Inspects building systems including fire alarms, HVAC, and plumbing toensure operation of equipment is within design capabilities and achievesenvironmental conditions prescribed by client.Reviews assigned work orders. Estimates time and materials needed to completerepair. Maintains inventory of adequate supplies and tools and ordersnecessary materials to complete all tasks.Consults with clients to schedule preventive maintenance and other downtime tominimize business interruption and inconvenience.Performs assigned repairs, emergency and preventive maintenance. Completesmaintenance and repair records as required.Responds quickly to emergency situations, summoning additional assistance asneeded.Performs other duties as assigned.SUPERVISORY RESPONSIBILITIESNo formal supervisory responsibilities in this position. Additional certification in two or moreof the following: HVAC, electrical, mechanical, HVAC and refrigerationsystems, process controls, mechanical power transmissions, painting,plumbing, carpentry or engine repair. Certifications/licenses as may berequired by local or state jurisdictions.COMMUNICATION SKILLSExcellent written and verbal communication skills. Strong organizational andanalytical skills. Ability to provide efficient, timely, reliable andcourteous service to customers.
